About the Company ...

Verve Farmstay is the agri-division of Verve Consulting Pvt. Ltd. At Farmstay, we work with a common belief that agriculture in India can be optimized and the value generated can be increased multi-fold by adopting technology to local conditions with innovative and indigenous cost effective mechanisms.

Verve Farmstay’s key team members are:

  1. Debasish Mahapatro (CEO) –
    • IIM C (1994) and Chevening Gurukul Scholar (2005) with an unending passion for agriculture and professional entrepreneur in management consulting, carbon trading, infrastructure
  2. Ashok Hegde (Partner & Agri Expert) –
    • Owns and runs 23 acres of greenhouse farms in Belgaum for the last 19 years
  3. Vignesh V. J. (COO) –
    • IIM I (2008) and IIT M (2005) with a 12+ years experience in agri supply chain and agri plastics
  4. We are looking to build a complete professional team with Agronomist, Farm Manager, Warehouse Manager etc. with adequate redundancy

Seedlings ...
We have a 3 acres land dedicated for polyhouse and net house near Berhampur, Odisha from where orders will be shipped.
Currently we are focussing on vegetables such as Chilli, Tomato, Brinjal, Cauliflower, Cabbage, Bittergourd, Papaya etc , however in future we aim at increasing the range of crops.

We use cocopeat as our base media. We add vermicompost and/or certain chemicals for better growth of seedlings in a tray-based media.

We grow seed varieties from established companies against order. We have our own recommendations as well.

Our seedling delivery is Ex-nursery. However, we do send through transport at extra cost depending on farmer request.

Greenhouse ...

The first project location is a beautiful spot just west of Sangli, Maharashtra. It is very accessible by the NH 66 that runs along the west coast of India. Nearest airport is Pune (3 hours).

Our other identified project locations include Belgaum (Karnataka), Bijnor (UP), other locations in Odisha. We will work on these locations only after the project on current location is completed

Currently the land is owned by individual farmers. We have done adequate due diligence and guarantee that there will be no land ownership problems on the lands that will be allocated to investors. All documents will be openly shared at the appropriate stages.

  • The soil is good, but not of much consequence, since we plan to do farming with hydroponics technology (cultivation with only water).
  • The water is available in plenty and is very fresh with low TDS suitable for hydroponics.
  • The weather is conducive to cultivation for 12 months of the year. The area receives 1000+ mm rainfall per annum.
We have power connection on site. We have additionally planned for solar panel based off-grid power for the entire campus.
  • Our partner Mr. Ashok Hegde is a greenhouse farmer for the last 19 years and is our principal farm advisor. His farms are in Belgaum.
  • Verve has a vegetable seedling nursery at Ganjam district, Odisha

This mode of energy will work out economical as well as most flexible.

    • We have decided to go for complete decentralized 3kW solar power for each acre that is sufficient for greenhouse and other requirements.

The investor is investing money, Verve is facilitating the transfer of agricultural land with polyhouse on that land. In addition, Verve will be immediately taking the land & polyhouse on a long term lease. So, the investor gets assets (of land and polyhouse) and a guaranteed lease income.

  • The title of 1 acre will be allocated to each investor as his/her own land.
  • Of the 1 acre of land, polyhouse will occupy 0.5 acre. The balance will go for farm utility space and borders. Open farming/ trees may be planted on part of this land.

Any Indian citizen residing in India can buy agricultural land in the State of Maharashtra provided he is already a farmer/has agricultural land. In case this is going to be the first agricultural land, we will facilitate to ease the process.

  • Yes, out of the 500+ acres, Verve will be owning and developing 50 acres to include farm stay cottages, warehouses, offices, tree plantation and animal husbandry. The investor gets to visit and stay for free at the farm stay cottages for 15 days in a year.
  • The investor gets to see the farm operations and can immerse fully in the nature. He/she can use this as a base hub and visit nearby tourist locations.
  • Structurally, design is optimized for hot, humid and coastal region with higher ventilation
  • For Climate Control: We have decided to go with top ventilated greenhouse with side vents, augmented by fan & pad evaporative cooling, external sprinkler based evaporative cooling and internal geothermal cooling.
  • In addition, we are working on hydroponic growing structures and nutrient mix
  • A big yes
  • We have planned solar power almost completely
  • We have planned rain water harvesting into water reservoirs for water usage
  • We are planning climate-controlled greenhouses to get more yields from same land. This allows us to allocate more land for tree plantation
  • In the end, the area will become greener than we found it. In fact, the project will be a huge Carbon Negative activity.
  • We have decided to go for Beema Bamboo which is an indigenously developed Bamboo that can grow in any kind of soil and in coastal climate. It gives highest rate of biomass conversion with returns expected from 5th year onwards. It gives excellent protection against winds, animals like cattle, wild pigs, etc. The bamboo will be augmented with various other trees to maximize the variety in the compound. All our roads will be planted with bamboo
  • An expected 25,000 trees will be planted.
  • We are confident that such a scenario is very improbable because we have done significant risk analysis and mitigation plans.
  • However, if it so happens, we foresee following options for the investors:
    • The investor association with 500 investors can easily take up the farming operation by hiring farm managers
    • Take up the farming themselves or lease out to a local farmer
    • The land with polyhouse can be sold to big farmers either from Odisha itself or neighboring Andhra
  • We as Verve expect to develop multiple projects of this kind. So we will always remain in touch with potential investors. We can help to liquidate to one such potential investor
  • Existing investors in the project may want to expand their investment size and maybe interested to take up additional land
  • Existing big farmers in Odisha/ neighboring Andhra may want to buy land with polyhouse. Our brokers can help to get potential buyers
  • We expect low probability for such incidents because the project site lies in the cyclone shadow zone and very low seismic activity zone.
  • Crop rotation will have no impact for agronomy reasons in hydroponic farming
  • However, we will be following crop rotation based on market trends to maximize the profits especially for offseason produce.

Verve will be willing to extend the lease period on mutual agreement with Investor.

All the recurring expenses will be taken care by Verve till the end of lease period.

All the expenses would be covered in the total investment done by the investor.

There will be an asset insurance for the greenhouse structure. We are exploring the possibility of getting crop insurance as well.

The design of the greenhouse mandated by the government is not the most viable in our case, so it will be difficult to get complete financial help from banks. But there are general farm finances which can be availed on a case to case basis from nationalized banks.

All the income generated through lease of agricultural land is non-taxable. Protected cultivation and lease from it is also considered as agriculture income.

People can team up solely on their personal will for investing but the smallest unit for us will be of 1 acre.
